These Terms of Use govern access to and use of the Búzios360 portal by visitors, partners, and anyone submitting forms. Read carefully before browsing, requesting contact, or sending data.
1. Acceptance of terms
By accessing, browsing, or using the Búzios360 website — including forms, map, listings, and links to third parties — you confirm that you have read, understood, and accepted these Terms of Use in full. If you do not agree, do not use the portal.
Some features (contact, partnership, advertising, or property-interest forms) may require additional consent as described in our Privacy Policy.
2. What Búzios360 provides
Búzios360 is an independent media, editorial content, listing, lead-generation, and referral platform for Armação dos Búzios. We publish guides, maps, and profiles of beaches, tours, accommodation, dining, and real estate in Portuguese, English, and Spanish.
We may display sponsored or partner content, labelled when applicable. Búzios360 is not a travel agency, tour operator, real-estate agency, brokerage, insurer, financial institution, or government body.
3. Independent portal disclaimer
Búzios360 is a private, independent portal. We do not represent, are not affiliated with, and are not the official website of the Armação dos Búzios city government, the municipal tourism office, cruise lines, hotels, operators, or agencies listed on the site.
References to third-party brands, businesses, or services are informational or editorial only. Logos and trade names belong to their respective owners.
4. Third-party providers
The site may link to or refer you to hotels, guesthouses, tour operators, restaurants, advertisers, affiliates, agencies, brokers, and other third-party services.
Each provider is solely responsible for:
- prices, rates, taxes, and fees charged;
- availability, schedules, and capacity;
- contracts, vouchers, tickets, and confirmations;
- service delivery, quality, safety, and licences;
- required documentation (ID, vaccines, insurance, CRECI, permits);
- cancellations, refunds, no-shows, and changes;
- customer service and complaints.
Any transaction you enter with a third party is directly between you and that third party. Búzios360 is not a party to those relationships unless expressly stated in a separate written agreement.
5. Bookings, prices, availability, and cancellations
Price, promotion, calendar, weather, tide, beach-condition, or availability information on Búzios360 is indicative and may be outdated, incomplete, or sourced from third parties.
Before booking accommodation, tours, transfers, tables, or any service, confirm directly with the provider final amounts, cancellation policies, payment requirements, and required documents.
Submitting an interest form, lead, or contact request does not constitute a confirmed booking and does not guarantee availability, price, or service.
6. Real estate information
Property listings may be curated, summarised, or indexed by Búzios360 from partner agencies, brokers, or public sources. Photos, area, price, property tax, HOA fees, documentation, condition, and availability must be confirmed on the original listing or with the advertiser.
Búzios360 does not routinely conduct physical inspections of every property, does not guarantee the accuracy of every field, and does not replace due diligence, legal advice, or negotiation with a licensed agent or agency.
Interest submitted via a form may be forwarded to partners when you authorise it, as described in the Privacy Policy.
7. No legal, tax, or investment advice
All Búzios360 content — guides, articles, FAQs, market mentions, investment or relocation references — is informational and editorial only. It does not constitute legal, accounting, tax, financial, real-estate investment, or personalised advice.
Decisions about buying, selling, renting, relocating, investing, or contracting services should be made with qualified professionals and based on official documents. Consult a lawyer, accountant, or licensed broker when needed.
8. User submissions and listing claims
When you submit forms, editorial suggestions, partnership materials, or correction/claim requests for listings, you declare that:
- the information is accurate and you are authorised to represent the business or property;
- you own or have permission to use submitted text, images, and data;
- you understand submission does not guarantee publication, map placement, ranking, verification, or editorial endorsement;
- you accept that Búzios360 may edit, decline, remove, or request additional proof before publishing.
Commercial partners must also comply with the partnership programme and applicable form terms.
9. Intellectual property
Text, layout, brand, logo, data structure, editorial maps, and other content produced by Búzios360 are protected by copyright and other applicable laws unless otherwise stated.
You may share public links and quote short excerpts with attribution. You may not copy entire listings, perform systematic scraping, reproduce our database, use our brand misleadingly, or create derivative products without prior written permission.
Third-party images and text remain the property of their respective owners.
10. Prohibited use
You agree not to:
- use the site for unlawful, fraudulent purposes or to violate third-party rights;
- send spam, malware, false data, or defamatory content;
- attempt to access restricted areas, interfere with operation, or bypass security;
- collect user or site data through abusive automated means;
- impersonate Búzios360 staff, a government body, or a listed provider;
- request or publish misleading, discriminatory, or IP-infringing content.
We may suspend or block access and submissions that violate these Terms.
11. Limitation of liability

Búzios360 is provided “as is” and “as available”. We use reasonable efforts to keep content useful and current but do not guarantee absolute accuracy, uninterrupted availability, or fitness for a particular purpose.
To the fullest extent permitted by applicable law, Búzios360 and its operators shall not be liable for indirect damages, lost profits, data loss, travel or investment decisions, third-party failures, accidents on tours or properties, or acts or omissions of partners, advertisers, or users.
Nothing in these Terms excludes liabilities that cannot be limited by law.
12. Changes to terms
We may update these Terms at any time. The current version will be posted on this page with the update date below. Continued use after changes are published means acceptance of the new terms, unless the law requires additional consent.
For material changes affecting commercial partners, we will seek reasonable notice through registered channels.
13. Governing law and jurisdiction
